RETROSPECTIVE ESTATE APPRAISAL

A retrospective appraisal determines a home's value in the past and can significantly impact legal matters, such as an estate proceeding. Retrospective appraisals are done when establishing the property's value at a prior date is necessary, as can occur when the homeowner dies and the estate is selling the property months later. The inheritance taxes due on the home are based on the value at the time of the owner's death rather than the date the home is disposed of by the estate.

DIVORCE APPRAISAL

Divorce is a painful process that requires decisions to be made including ‘who’s staying’ and ‘who’s going’ when determining what happens to the family home. Many times the house, or houses, are put up for sale and the profits are split or one of the parties buys out the other.

 

Both parties should hire the services of a professional real estate appraiser to determine the fair market value of the home(s). An asset division appraisal should include a well-supported, professional report that is defensible in court.

 

Often times, the divorce date differs from the inspection date of the appraisal and requires a retrospective appraisal that has an effective date and value estimate corresponding to the date of divorce or filing. 

Being bound by the ethics provision within the Uniform Standards of Professional Appraisal Practice (USPAP) means you are assured a high level of confidentiality, guaranteeing you discretion. I also provide you with comprehensive appraisal reports that often exceed the requirements of the courts and other various agencies depending on an accurate appraisal.

Home Measuring Service

In today’s real estate industry, there is an immense need to have accurate reporting of a property’s living area. It is very common that the gross living area (GLA) reported in public records differs from what actually exists.  As a real estate professional, the accuracy of your MLS listings is extremely important. Your clients expect you to be as detailed and thorough as possible. It requires you to report a summary of your listing and there are many reasons to get a professional measurement of the property to report on your listings. The house may be a large or complex property and something you are not entirely comfortable with simply reporting what public records says. As a real estate agent, you don’t want to be held liable for inaccurate square footage. 

 

My home measurements and floor plans are documents that have many uses including property tax appeals and GLA confirmation for buyers.


Home Measurement: This service is designed to provide you with an accurate, affordable solution for determining the home’s true living area. This service can be vital in assisting homeowners and real estate professionals with an accurate listing of their homes. Having the proper gross living area in your listings can save you and your clients time and money and also help decrease any issues with the lender on the appraisal.  Often, attics, basements, sun rooms, unpermitted additions, garage conversions and accessory buildings likes guest houses, sheds, ADUs and workshops have been mistakenly reported as GLA.
 

Floor Plans: If your needs are more comprehensive than a simple verification of the subject’s GLA, a Floor Plan is an affordable tool for marketing purposes. The Floor Plans I can provide show the accurate GLA with locations of interior walls, closets, doors, windows, appliances, plumbing fixtures and stairways. The Floor Plans also give basic room dimensions to give buyers an idea of the size of each room. This service is very useful when selling your home or making additions or changes to your home.
